Well And Septic Question ?

we have decided to move to a larger lot , found a 3 ac. place with a junked up trailer (give away) the agent has it listed for 19.000 . he said well and septic were only 4 years old . we don't know when it was vacated . camparable land with out well or septic is selling for about 1,500 an ac. we are thinking since there is no guarantee on the well or septic , we would offer the same as if it were not there , they could have poured anything into both . if a well pump or septic isn't used for say 2 or 3 years what happens to them and what should we look for ? :eek:mg:

Good luck on your offer.

Check those records though. You should hopefully be able to find out who installed the septic & well. Then they could tell you what materials were used, the design, etc. Valuable information to have.

In WI this is all on the public record as part of the permiting process.

just made a low offer as agent didn't want to commit to any thing on well or septic sold as is

Smallfarmer has the right answer for you,but always consider a low offer.The market sucks right now so if they want to sell,they will be willing to dicker with the price.Only time I ever offered to pay asking price is when I go get bread at a store.:sidelaugh

i was thinking of a low ball offer , that way if anything is wrong that i would have the money to fix it . if nothing is wrong than it would be a really good deal .:eek:mg:

You could easily have the well water and well pump tested. Also if your locality has a building permit process check with the code enforcement office and see if there is a building permit and/or a certificate of occupancy issued and any record of inspections done on septic when it was installed. You usually have to file plans and have perk test for new septic systems. If it's only 4 yrs old it would seem like the building permit process would have been followed. Only problem is some localities are pretty lax in following the rules they themselves have put in place.
