Wow, that's quite a twist to the story. The platte shows 110', but the previous owner says it's only 90' or so wide. Yet he sold you the property knowing that the platte showed 110', and he was paying taxes on 110'. That strikes me as odd.

But if the previous owner were to testify in a legal challenge, it's hard to see how his testimony could benefit anyone other than the farmer.

The previous owner said he didn't know he was being taxed on 110'.

The township dosen't have a platte map as far as I know, the document they sent me was a PDF showing just my property. And it showed my property running exactly east and west, yet both neighbors say the property runs on an angle. The neighbor to the north who gave me a copy of his survey shows the property on an angle too. The document the township gave me says I own 3.34 acres, but the surveyor (who still hasn't got me a quote, but apparently has looked at my information), says the deed only states 3 acres.

the DEED is what matters, where is your copy?

if there are this many discrepancies, you can either work it out amongst yourselves and file the proper paperwork with the county/town so that everyone has the right amount of land, or you can all go to court and fight about it for the next few years. either way, you have a major headhache on your hands!

What town in Michigan are you located? My nephew was a surveyor in Michigan before he went to work in a Casino. He may still have his equipment and I could ask him about it for you.

Couldn't have said it any better. Don't know if I want to find out if the farmer is encroaching on my land.
